Alliance works with a few (2 – 3) lenders who offer Conventional Real Estate Loans. Below is the criteria of just one of those lenders.

  • Loan Terms: 5,7, or 10 Years

  • Amortization: Up to 25 Years

  • Minimum Loan Amount: $2 Million (lower on a case-by-case basis)

  • Maximum Loan Amount: Up to $20 Million

  • Maximum LTV: 70%

  • Interest Rates: Currently in the 8.5% range

  • Eligible Use of Proceeds: Purchase, Refinance, Cash-Out Refinance

  • Collateral: 1st TD on Commercial Real Estate

  • Guarantees: Full Recourse Required

  • Primary Property Types: Multi-Use, Warehouse, Office, Industrial, Medical Office, Flex, Auto Body, Office Condo, Retail, restaurant, Urgent Care, Surgery Center

  • Secondary Property Types: Mini Storage, Cold Storage, Auto Repair, Car Dealership, Assisted Living Facility, and Hospitality on a case-by-case basis

  • Multi-Family: Apartment Buildings, Garden Apartment Complexes, Multi-Unit Buildings of 5 or more

  • Underwriting Requirements: 625 Minimum FICO and Minimum Debt Service of 1.00x

  • Loan Fees: Alliance has a 1% minimum Origination Fee; Lender has a 1% minimum Origination Fee
